We dont really like writing terms and conditions, and we know you dont really like reading them, but they're here for a reason, and thats to protect both you and The Little Abodes

So Set out below are our Terms and Conditions relating to your booking so grab yourself a cuppa and please take the time to read. By booking with us, it will be considered that you are fully conversant and have agreed to all the below Terms & Conditions.

Booking
Bookings are only accepted from persons over 18 years of age, by booking with us the lead guest acknowledges that he or she agrees to these Terms and Conditions on behalf of the entire party intending to occupy the property under your booking. We will ask for a 50% non-refundable deposit to secure your booking.

All bookings must made through our online booking system are provisional until payment/deposit has been received.

 

Good HouseKeeping Deposit

A Good House Keeping deposit (GHD)of £100  is a bond which represents your agreement to leave the pods as you find them. Please be aware that allowing dogs in a non dog friendly pod, Inviting additional guest other than whats on your booking form, Smoking and use of of naked flames ie candles and gas stoves inside the pods and misue of the hot tub ( see hot tub rules) will lead to the full GHD being claimed.

Provided the property is left as found at the end of the rental, no claim will be made  and your GHD will be refunded back to you with in 7 days. Please provide us with details of where you would like it deposited to.

Accommodation

The Mega Pods at The Little Abodes sleeps up to a maximum of 2 Adults and 2 Children (16 under) and your booking is accepted on this basis.

Guest Responsibility
We ask all of our guest to please remember there are other guest staying in adjacent Pods and ask to be mindful to noise.

Please leave the key in the secure key safe where you found it when you leave. Please keep the pods secure when unoccupied. Please make sure all electriacl items are  turned off and unplugged when not in use ie lights, chargers and heaters.

 

Inviting additional daytime guests to the pods during your stay is no longer permitted!

To minimise wear and tear and to avoid overstretching the facilities and to take neighbouring pod guest's into consideration the owner does not wish their property to be occupied by more than the specified number. 

To avoid any misunderstanding, please do not invite more guests than the house sleeps or what you have booked for. A failure to do this breaches your terms and conditions and you will be all asked to vacate our property.

 

Group and single sex parties

Unfortunatley we no longer accept group or single sex parties. Max is 2 adults and 2 children (16 under) per pod.

 

Complaints
We hope you enjoy staying with us but if you have a complaint about the property, in the first instance please contact via phone (01571855283/07956639836) or email louise@the littleabodes.co.uk. We shall endeavour to make every effort to rectify any faults or make repairs to equipment as soon as possible. However we cannot be held responsible for any such breakdowns or loss.

Payment
Full payment for your stay is due no later than 6 weeks before commencement of the holiday. We reserve the right to cancel the booking if the balance is not paid by the due date. If a booking is made less than 6 weeks before arrival, the full cost of the stay is due at the time of booking. We accept BACS and Cheques

Overseas Bookings
Payments from overseas guests can only be accepted in £'s sterling by cheque drawn on a UK bank, or by international electronic bank transfer. Any charges for payments from overseas will be passed on to the guest. A separate invoice will be raised for these charges and payment will be required upon arrival.

Cancellations
We strongly advise you to take out suitable holiday insurance.

All cancellations must be notified in writing. In the event of cancellation less than 6 weeks before the holiday begins, we regret that any monies received are non-returnable. However if we are able to re-let the pods for the booking period cancelled we will reimburse monies paid minus the deposit.

If a cancellation is unavoidable, and if a charge has to be applied under these terms and conditions, we will, of course, send you a full set of documentation to allow you to submit a claim on your chosen travel insurance company.

We can not be held responsible for any unusual or unforeseen circumstances, including delays, adverse weather conditions or breakdowns, on the part of ferry operators, which are beyond our control.

We always do our best to limit changes to your holiday during your stay, however we cannot accept responsibility nor compensate for circumstances such as *force majeure. *Force Majeure means circumstances beyond our control including (but not limited to) industrial disputes, natural disasters, fire, technical problems, bad weather and acts of government.

It would be useful to bear this in mind when booking with us over the winter months as refunds will unfortunatley not be given due to adverse weather conditions.

Linen
Duvets and Pillows are provided. Fresh linen is also provided and is included in the tariff. A change of linen is supplied weekly during multi week holidays. Towels are provided but we ask that these are not removed from the property so we ask you to bring your own beach or outdoor activity towels.

Arrival and Departure Times
The Mega Pods at the Little Abodes are available on the agreed arrival date from 14.00 hrs. We ask our guests to vacate the property by 10.00 am on the agreed day of departure. We reserve the right to charge for late departures. We will always try to accommodate any earlier check in requests where possible.

Non-Availability at The Little Abodes
If for any reason beyond our control, for example fire damage, The Mega Pods at the little Abodes is not available on the date booked, all monies paid will be refunded in full and we will not be liable for any further claims.

Access
Louise or Shane reserve the right to reasonable access of the property at any time for emergency maintenance etc.

Losses or Damages
Guests have a legal liability to pay for any damage you may cause to the property and grounds during your holiday. The property is insured in respect of the usual risks covered by our buildings and contents policy. However, in certain circumstances, if you should cause any loss or damage by negligence, you could become liable and you would probably not be covered by the personal liability section of your own household policy. Our insurance does not cover your personal possessions. You would therefore be well advised to check on these points with your insurers and you may find that, providing they are given notice, they will extend your normal cover to include your holiday home. We have an excess on the insurance policy of £500 increasing £1000 in respect of the use of heat, if a successful claim was made on our insurance for damage caused by a guest then this excess cost would be charged to the credit/debit card supplied at the time of booking.

Your Responsibilities
You are responsible for the property during your stay, and it should be left in the clean condition at the end of your holiday that you found it in on your arrival, with all furniture, fixtures, fittings and effects etc remaining in the property, as at the commencement of your holiday.

Any damage or breakages beyond fair wear and tear will be chargeable, and must be reported to Louise or Shane as soon as possible, and always prior to departure. We ask that no attempt should be made to repair or replace items. We will make contact with you directly regarding any unreported issues warranting any applicable charges within 12 hours of returning the keys to us at the end of your stay.

We cannot accept any responsibility for personal injury to you as guests or holidaymakers, or loss of damage to your property or for other matters over which we have no control.
By accepting and booking, you agree to accept responsibility for the physical wellbeing of you and your party, indemnifying us from all responsibilities, blame and consequences, direct and indirect however arising, should someone injure themselves at our premises or in using any articles provided at The Little Abodes or inconvenience themselves in any way.

Smoking
Smoking is not permitted in The Pods at the Little Abodes at any time. Guests are free to smoke outside of the property and we do provide a large ash tray in the grounds for your spent cigarettes. We will make a charge of £350 for intensive cleaning if there has been any smoking inside the property during your stay. We would ask all of our guests to respect our wishes on this sensitive issue.

  • No Naked Flames are allowed inside the Mega pods at any time
  • BBQ and gas stoves allowed outside the pods away from the decking area and the pods, and are never to be left unattended!

Pets

Small well behaved dogs are only allowed inside the 'Flora' Pod at The Little Abodes. We will make a charge of £350 for intensive cleaning if there have been any pets/animals inside the 'Rula pod' during your stay. The same charge of £350 applies to the flora pod if terms and conditions 'pod rules for pets' below are breached.

Terms and Conditions 'Pod rules for pets'

  1. Pets are not permitted on any furniture, ie. sofas and beds - even with covers applied
  2. Pets are never to be left unattended in the pods at any time
  3. The interior and grounds of the property must be left in a clean, undamaged condition
  4. Pets must be clean before entry to the pod.
  5. Your pet must not be permitted to cause any kind of nuisance to the neighboring properties
  6. Your pet must be at least 1 year old at the time of your holiday.
  7. Pets must be kept on a LEAD AT ALL TIMES AND UNDER THE CONTROL OF A RESPONSIBLE ADULT!
  8. Dog owners are responsible for clearing up after dog and disposing of dog foul.
  9. DOG BEDS FOR YOUR PET ARE NOT PROVIDED. We strongly suggest you to bring one along with you and lots of extra towels for your dog and not use the towels provided for you.
  10. You must agree to settle costs for any dog foul, chewed damaged furniture in the pods.
  11. We request that guest's flea treat their pet before staying.
  12. Certain breeds of dogs we just cannot accept in accordance with the Dangerous Dog act 1991. Any dog known as a Pit Bull Terrier, Japanese Tosa,Dogo Argentino,Fila Braziliero or any dog used for fighting or has the appearance of a dog bred for fighting or has to legally wear a muzzle.

Hot Tub General Health and Safety
Terms and conditions

Please note that the hot tub is not to be used as a bath!

The hot tubs are an additional extra and are weather permiting, as we are in such an exposed spot when high winds occur we will close the hot tub down due to saftey reasons. Any hot tub moneis paid will be refunded if we close these down. Please note that if you are only coming to stay with us for the hot tubs the we urge you to reconsider your booking as we would hate you to be dissapointed if this was to occur during your stay.

Here at The Little Abodes we take our Guests health and safety very seriously. It is important to us that each and every one of you enjoys your tub to the maximum. This post takes a more serious tone than most of the posts you will read here but its a post that needs to be made.
As with everything there are best practices when using a hot tub. The following guide will go over the main points that should be kept in mind with general hot tub use.
The single biggest measure you can take for your hot tub health and safety is to use your common sense. The above points are not there to scare anyone. The aim is to simply raise awareness of certain issues. After all a hot tub is an amazing tool for providing relaxation or a great social situation. Why spoil it?

  • Shower with soap and water before and after using the hot tub. Showering before use washes away  many of the common skin bacteria and removes lotions, deodorants, creams etc which reduce the effectiveness of the spa sanitizer which disinfects the water
  • Please remove any false tans before entering the hot tub. This can stain the hot tub and seriously discolour the water causing us to drain down the hot tub at a cost of £100 to you the guest.
  • Please make sure that the  hot tub cover in on and secured with the clips immediately after use. If you fail to do so and the hot tub cover is damaged in any way, this charge will be passed on to you the guest
  • People with skin, ear, genital or other body infections, open sores, or wounds should not use the hot tub because of the possibility of spreading infection or irritating your condition
  • Never use the hot tub while using or after using narcotics or other drugs that may cause sleepiness, drowsiness or raise/lower blood pressure
  • At 39-40°C limit your time in the hot tub to a maximum of 20 minutes as extending this time can affect your inner organs and cause fever like conditions. At 36-37°C this time can be extended as this is body temperature and there is no risk
  • Do not immerse your head in the hot tub water. This increases the risk of infection and can heighten the dangers of drowning due to suction below the water line
  • Never use the hot tub alone
  • Take care when entering and leaving the hot tub. When leaving the hot tub leg, muscles may be relaxed enough to make you unsteady
  • Never use glasses near/ in the hot tub as broken glass can cause a risk to people in bare feet and is very difficult to see within the hot tub water
  • Do not use any electrical  appliances near/in the hot tub
  • If any fault or damage occurs with the hot tub please contact us at the earliest convenient moment
  • Persons with heart  disease, diabetes, low or high blood pressure, or any serious illness should not enter the hot tub without prior consultation with their doctor
  • Pregency- Should not enter the hot tub without prior consultation with their doctor
  • Parents are advised that the hot tubs are not suitable for children under the age of four and to warn their children not to allow water in to their mouths as this can cause infection and illness
  • The heat of the hot tub water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness
  • Never allow children to use the spa or hot tub unsupervised and when not in use, make sure the cover is on and secured
  • Avoid using the hot tub immediately after a heavy meal
  • Avoid entering the hot tub water immediately after exercising as the water temperature can affect the heart rate
  • Take care on the decking as water from the tub can cause it to be slippery


Water temperature.
Nearly all hot tubs are designed to NOT let the temp reach any higher than 40° C. This is the upper limit for safe bathing. Long times in overly hot water can cause severe heat-related illnesses and even death in rare instances. 39° C is a fantastic hot tub temp. There really isn’t any need to have the tub any higher.
For children under 16 the water should be even cooler. We recommend 36° C as a maximum temperature for children and don’t let them stay in the tub for longer than 10 minutes at a time. Toddlers and babies are most at risk to over-heating and should not be permitted in the hot tub.
Alcohol and drugs
As a rule it is simply best to never take alcohol and drugs while in the hot tub. (Even prescription drugs.) The high temp of a hot tub will amplify the effects creating a dangerous mixture of water and inebriation. While intoxicated the bodies ability to resist any negative effects from overheating are also reduced. This is another great reason why any intoxicants should not be mixed with hot tub use. A relaxing glass of wine in the tub is fine but drinking to the point of intoxication is not recommended.
Pregnancy in the hot tub
For pregnant women please consult your doctor before entering the hot tub. The hot tub temp should be kept a little cooler and pregnant women should stay in the tub for no longer than ten minutes. If using the tub while pregnant keep a close eye on how comfortable you are. 10 minutes is our suggestion yet if you start to feel comfortable before this time it is probably best to get out of the tub. Climbing in and out of the tub deserves extra care. Whenever possible have someone help.

Note to parents and Hot Tub users
It is your responsibility to enforce the rules of safety within the pods hot tub.
The life and health of you, your family and friends are important. Please practise
safety and supervise your hot tub.

Children and hot tubs.
NEVER leave children unattended in a hot tub. The molded interior of a hot tub provides plenty of opportunity to trip and fall and you can guarantee children are not going to sit and relax in the same way adults do. A quick trip and a bang on the head is all it takes for disaster. Always make sure you are near the tub when children are playing.
As already mentioned children should not go into a tub over 37° C and even then should only be permitted to go in the tub for no longer than 10 minutes at a time. Toddlers should not be allowed in the tub at unless the temp is 36° C (body temp) and babies should not go in the tub at all.

PLEASE NOTE
We reserve the right to close down the hot tub at times of bad weather and for maintaince
reasons.

To comply with HSE regulations the hot tub water is checked every morning usually before 9am. Please ensure the hot tub cover is prior to this time to allow this testing to be carried out.

Breach of these Terms and Conditions

If you, any other person in your party, or people visiting you during your holiday, commit a serious breach of these Terms and Conditions, the owners at The Little Abodes will have the right to terminate your booking and may require you to vacate the property immediately and no refund of the fees you have paid will be returnable to you.

Complaints

Any complaints must be notified directly to Louise and/or Shane as soon as is possible, any remedial action will be carried out as soon as is reasonably practical. Guests have a legal obligation to mitigate their loss. If we are denied the opportunity of investigating any complaint within a reasonable time or denied the opportunity to put matters right during the holiday, then the guest will waive all rights. We will do our utmost to ensure that any problems are resolved quickly and to your complete satisfaction.

If you, any other person in your party, or people visiting you during your holiday, commit a serious breach of these Terms and Conditions, the owners at the little Abodes will have the right to terminate your booking and may require you to vacate the property immediately and no refund of the fees you have paid will be returnable to you.

Data Protection Act 1998
Any personal contact data requested & collected is solely for the satisfactory completion of the transaction between you as the holiday maker(s), and us as supplier of the premises. Your information is never provided to any other party or entity, and is only used in strict accordance with the UK Data Protection Act.

Law
Scottish law will prevail.

Discrepancies
In the case of a discrepancy between these Terms and Conditions and any other information about The Little Abodes, these Terms and Conditions shall prevail.

Directions to our location:

Take the A9 north out of Inverness, and then the A835 to Ullapool.  Once past Ullapool, take the A837 in the direction of Lochinver.  You will pass Knockan and then come to Ledmore, where you should turn left heading towards Lochinver.  Follow this road to Lochinver. Just before you reach Lochinver, take the single track road on the right signposted Stoer and Drumbeg.

After about 6 miles the road descends to the coast of Clachtoll. Pass the campsite and caravan site on the left and about 150 yards on your left you will see a wooden egg box at the end of our drive. Your are here! Continue up the drive past our house 'Romar' and you find 'The Little Abodes'.
